Permit Information

Who needs a permit to build?

North Carolina General Statutes require issuance of a building permit prior to construction, alteration, or repair of any building or building system.

Exceptions

Farm buildings (except dwelling units).

Projects costing five thousand dollars ($5,000) or less unless the work involves:

Load bearing structures

Plumbing System

Heating or Air Conditioning System

Electrical System

Roofing, excluding replacement of like material

Documents Required

An approved Land Development Form from the Planning Department (828-631-2261), and any Zoning Certificates if applicable.

A septic system permit from the Jackson County Health Department (828-586-8994); or an application for connection to the Jackson County sewer system from the Tuckaseigee Water and Sewer Authority; or a letter of application from a privately operated sewer system authority.

Drawings to scale and specifications with sufficient clarity to show the work to be performed will accompany the application for a building permit.

Commercial building plans shall, in addition to the above, include a completed copy of Appendix “B” to the North Carolina State Building code, Vol IA.

Plans for all building except the following shall be prepared by a North Carolina registered professional engineer or architect:

Family residence

Farm buildings

Institutional or commercial building not exceeding $90,000 value

Institutional or commercial building not exceeding 2500 square feet

Owner prepared plans for a building to be occupied/used by the owner

Once permit applications are submitted they will be reviewed promptly on a first come first service basis.
